What steps should I follow to buy a home?
Find an Agent: Buying a home is an exciting time in your life! Congratulations on your decision to buy! As a qualified and experienced agent, I can assist you in the home buying process. From finding the home to coordinating the right professionals to do the job, I will be helping you make decisions each step of the way.
Find a lender and Get Pre-Approved for a Loan: If you are looking to finance your home, you can begin to understand the process by visiting the Financing page. Your interest rate is determined by your credit score. I can recommend a credit repair company should your lender feel your score may need some work. In applying for a loan and getting pre-approved, you will come to find out what price range you are looking to stay in.
Decipher your Location of Interest: Although your criteria may change, decide on which location you are most interested living in. It is best to start with your most desirable location, and then expand if necessary. I can assist in helping you decide on your options once your price range is determined.
Wants vs. Needs: Decide on what size of home, number of bedrooms, bathrooms, age of home, school districts, etc. It is best to have fewer criteria to enhance your options.
Explore Online: With numerous online tools, you can begin to understand which types of homes are available in different neighborhoods. Visit Property Search to explore available homes in your desired neighborhoods.
Start Seriously Looking with Your Agent: Once you know which areas you would like to begin looking for homes in, I can provide you a list of available homes. It is a great idea to drive the neighborhoods to see which you most like. We can go see any homes you find interesting and should view them as soon as possible as we never know who else is also looking at them.
Make an Offer: Once you decide on a home to buy, we can present the seller with our offer quickly. Expect to write offers on multiple homes as it is quite common to compete with other buyers for the homes you choose.
Mutual Acceptance: Once you and the seller agree to all terms, you have a mutually accepted contract. You will then begin working with your lender to finalize your financing, have an inspection on the home and have the home appraised for market value. Begin to plan your move including utility transfers, and address change.
Closing: Review all documents before you sign. Signing will happen a few days before closing. On the day of closing, your loan will fund, the county will record you as the legal owner, and I will provide you keys to the home!
